Guide

Collect rent on the first

For landlords and property managers. By the end, every tenant pays on the due date without being asked, and your bank shows one deposit with every rent inside it.

  1. 1

Open your account and connect your bank

Create the account, answer the verification questions (business details, the person responsible, the bank account for payouts). About ten minutes. The Getting started page lists what to have ready.

  2. 2

    Make one link per unit

Name it after the unit, set the rent as the amount, mark it reusable. Or let DW Resident make them for you from your rent roll.

  3. 3

    Send it once

Text or email each tenant their link. They open your pay page, enter their bank account once, and choose Monthly on the due date.

  4. 4

    Let it run

Flow collects on the day and emails you both a receipt. If a payment fails, Flow tries once more three days later, then emails you both and pauses the schedule.

  5. 5

    Watch the deposit

Rents arrive in your bank as one deposit on a rolling schedule. Your Payouts page lists every rent, fee and return inside it. If a bank payment bounces, the tenant balance reopens on its own.

Questions

What does it cost?

A $1,600 rent by bank costs $9.00. No bank payment costs more than $15.00. No monthly fee.

Can a tenant pay part?

Yes, if you leave the amount open on the link. The balance stays open on their record.

Can I charge a late fee?

Send a separate link for it. Flow does not add fees to tenants on its own.
